LandSouth Breaks Ground on $25M Fla. Luxury Community

Portiva Residences will offer 260 garden-style apartments across eight four-story elevator buildings on a 10-acre parcel.

Portiva_croppedJacksonville, Fla.—General contractor LandSouth Construction has launched the construction of Portiva Residences, a $25 million luxury apartment community on the south side of Jacksonville, Fla. The community’s developer is LIV Development of Birmingham, Ala. The architect is Charlan Brock and Associates of Maitland, Fla.

Portiva Residences will offer 260 garden-style apartments across eight four-story elevator buildings on a 10-acre parcel. The community’s nine distinctive one-, two- and three-bedroom floor plans, ranging from 836 square feet to 1,605 square feet, will offer LVT flooring, granite countertops, solid wood cabinets and stainless appliances.

Common-area amenities will provide resort-like luxuries. They include a large pool, expansive clubhouse, car wash, state-of-the-art fitness room, cyber café and community party room. Located nearby are Dave & Buster’s restaurant and St. Johns Town Center, a bustling mixed-use retail venue.

The construction of Portiva Residences is benefitting from LandSouth’s proprietary integrated construction approach, whereby each service component works together to deliver a seamless delivery system. Each of the components is performance-enhanced with proven procedures, tested systems and the most up-to-date technology.

Pleasant, S.C.; and Lawrenceville, Ga. It is adding senior housing in Bonita Springs, Fla.
