Kolter Multifamily Launches Southwest Florida Project

The luxury community will come online in early 2026.

Kolter Multifamily, an affiliate of The Kolter Group, has broken ground on Alton Osprey, a 252-unit upscale multifamily project in Osprey, Fla. First move-ins are expected in the third quarter of next year, with completion scheduled for early 2026.

The development team also includes architecture firm Dynamik Design, interior designer Beasley & Henley Interior Design and general contractor Summit Contracting Group.

Upon delivery, the luxury community will consist of five three- to five-story residential buildings spread across 8 acres. Units are set to include one-, two- and three-bedroom layouts, ranging from 740 to 1,492 square feet. Apartments will feature stainless steel appliances, quartz countertops, walk-in closets, washers and dryers, together with private patios or balconies in select units.

Common-area amenities are expected to comprise a swimming pool with cabanas, an outdoor fireside lounge and a summer kitchen with barbecue grills, together with a coffee bar and a game lounge with billiards and media wall. Additionally, the property will have a business center and conference room, as well as coworking offices and EV charging stations.

Alton Osprey is rising at 174 E. Bay St., close to the master-planned communities Oaks Club and Palmer Ranch. Downtown Sarasota will be 11 miles away, while the Plaza at Palmer Ranch and Sarasota Square shopping malls will be within 4 miles. Sarasota Bradenton International Airport will be 16 miles away.
