Toll Brothers JV Unveils Suburban Atlanta Community
Located near major employers, the project incorporated sustainability features into its design.

Toll Brothers and joint venture partner Pondmoon Capital USA have opened a new luxury apartment community in the Atlanta suburb of Decatur, Ga.
The property, Notion, is a five- and six-story, 290-unit property at 125 N Arcadia Ave. that offered its first occupancies in August. Its construction was financed with a $45.7 million loan from Santander Bank.
Situated on 3.2 acres, the apartment community offers a blend of studio and one-, two- and three-bedroom layouts. Apartments offer large soaking tubs and smarthome features like Latch keyless entry and smart thermostats. Among the amenities at the property is a mail lounge featuring a complimentary coffee bar and conference room. Dwell Design Studio designed the project.
Toll Brothers and Pondmoon are also developing an apartment community in the Dallas suburb of Frisco, Texas.
Sustainability focus
The apartment community was constructed to meet National Green Building Standards, focusing on indoor environmental quality and sustainability features, like water-efficient plumbing fixtures and sensor-controlled common area lighting.
Located a five-minute walk from the Avondale Metropolitan Atlanta Rapid Transit Authority station, Notion provides residents with convenient access to healthcare and university job hubs, including the headquarters of the Centers for Disease Control and Prevention, Emory University and Emory Healthcare, the Joseph Maxwell Cleland Atlanta VA Medical Center and Children’s Healthcare of Atlanta. Midtown and Downtown Atlanta are key job centers and home to Fortune 500 companies Delta Airlines, the Coca-Cola Co., The Home Depot and UPS. Restaurants, shopping and nightlife are also located near the property.
Toll Brothers sold two Atlanta-area communities, Oleander and Osprey, two years ago. Four months ago, Kaplan Residential and Dune Real Estate teamed up to develop a build-to-rent community on Atlanta’s East Side, providing easy access to downtown Decatur.
