JV Tops Off Multi-Use Project in Suburban Chicago
The project is taking shape in one of the nation's most competitive rental markets.

Bradford Allen and development partner Moceri + Roszak have topped off the first phase of Arlington Gateway, a mixed-use development in the northwest Chicago suburb of Arlington Heights, Ill. The master-planned project will be anchored by an eight-story, 301-unit multifamily community, which has 26,000 square feet of ground floor retail space.
Clark Construction is the general contractor for the initial phase of the Arlington Gateway development. Construction is expected to be complete by the first quarter of next year.
“We have been working closely with the Village of Arlington Heights for more than six years on setting the stage for even the possibility of developing here,” Brian Carley, executive managing director of development at Bradford Allen, told Multi-Housing News.
According to Carley, development of Arlington Gateway was a long, winding road. “First by creating a zoning overlay, then establishing a tax increment financing district, followed by the planned unit development process and redevelopment agreement negotiation. Not to mention the 10-plus years spent assembling the current development parcels as well as the surrounding ones . . . It took resolve and commitment from all parties to make this building a reality.”
A storied site
Designed by Thomas Roszak Architecture, the first phase of Arlington Gateway will offer a mix of studio, one-, two- and three-bedroom layouts. The community will also have more than 17,500 square feet of indoor and outdoor common-area amenities These include a fitness center with yoga studio, outdoor pool and spa with sundecks, as well as a coworking space, media and social rooms, a dog walk and spa, golf simulator and grilling stations.
Green vertical accents running along the building’s exterior pay homage to Illinois’ prairie aesthetic, as well as one of Chicagoland’s most popular natural areas, the proximate 3,558-acre Ned Brown Preserve, also known as Busse Woods.

The wider development of the 16-acre site will also yield a 150,000-square-foot medical office complex at 155 E. Algonquin Road, a parcel formerly occupied by the offices of the Daily Herald suburban newspaper.
Busy intersection
Situated on the southeast corner of the highly trafficked intersection of Arlington Heights and Algonquin Roads, Arlington Gateway also is positioned close to the Jane Addams Tollway, a location passed through by more than 150,000 vehicles per day.
According to an October 2024 report from RentCafe, suburban Chicago is the most competitive rental market in the nation, due to a constricted construction pipeline paired with 95.6 percent occupancy rate.
Another project taking shape in suburban Chicago is Park5, a luxury build-to-rent community being built in Deerfield, Ill. In December, Synergy Construction Group finished building Station 250, a 166-unit community in the suburb of Mundelein, Ill.
