JV Develops NJ Luxury Asset

BNE Real Estate Group and Sterling Properties built One William, a 185-unit community in Englewood with a community garden, a bar and a poker table.

A joint venture between BNE Real Estate Group and Sterling Properties has developed One William, a 185-unit luxury rental community in Englewood, N.J.

Located at 1 William St., directly off W. Palisade Avenue, the community’s five-story buildings offer both one- and two-bedroom units, complete with a modern living space design. Some of the units boast their own private balcony or terrace.

“We designed One William to introduce a modern residential experience with a full suite of amenities to the area to create a comprehensive lifestyle experience,” Jonathan Schwartz, BNE partner, told MHN. “BNE has a long history of creating modern, design-driven and amenity-rich rental communities in locations with core attributes like proximity to public transportation and surrounding lifestyle services which appeal to today’s renters.”

Recent examples include luxury communities in downtown Jersey City, Bloomfield, Harrison and Aberdeen. One William continues that tradition.

Amenities at the pet-friendly community include a private fitness center, a children’s playroom, a Wi-Fi lounge with work stations and conference rooms and a club room flush with things like a poker table, shuffleboard and an indoor/outdoor bar. There’s also a separate lobby level lounge that has a coffee bar, billiards table and a bar. One William also features a rooftop pool terrace with a swimming pool.

“In addition to the swimming pool, there will be an outdoor bar and a grass lawn on the pool terrace,” Schwartz said. “A landscaped court yard will include lounge seating, a community garden and spaces for outdoor games. Inside, we expect the private fitness center to be popular.”

There’s also a landscaped courtyard that offers outdoor gaming spaces, lounge seating and a community garden.

The development is close to downtown and its bustling scene, with new restaurants, boutique shops and cultural destinations all near. The Bergen Performing Arts Center is only three blocks away. One block away is Mackay Park, which offers multiple walking trails, tennis courts, basketball courts, baseball fields and an ice skating rink. And it’s only 12 miles from NYC’s Times Square,

“Downtown Englewood is a place where people enjoy spending time,” Schwartz said. “These are lifestyle offerings that people look for when choosing a place to live. If they decide to go out to dinner, they don’t need to drive. There are dozens of restaurants to choose from within walking distance.”

Commuters will appreciate that One William offers convenience to Routes 4, 80, and 9W and is close by the New Jersey Turnpike, the Palisades Parkway, and the George Washington Bridge.

The Marketing Directors will serve as the community’s exclusive marketing and leasing agent.

“Demand for a residential community of this quality was latent in the market,” Schwartz said. “We knew Englewood was the type of town people are attracted to and that a luxury rental community had the potential to do very well here. It’s quickly resonating with renters.”
