JV Breaks Ground on Virginia Self Storage Facility
Go Store It Charlottesville will add more than 92,000 square feet to the local inventory.

A partnership of Madison Capital Group and BCDC have commenced construction of Go Store It Self Storage Charlottesville, a 704-unit self storage facility in Charlottesville, Va. The project represents the joint venture’s second such project in the market.
The development team includes BenCo Construction, the general contractor; JMN Architecture; and Shimp Engineering. United Bank provided the financing for the project, slated for completion in early 2025.
Rising five stories across more than 92,000 gross square feet, the development will feature interior loading areas, 24-7 security and climate-controlled units.
Located at 664 Rio Road W., the site is within walking distance of U.S. Route 29 and some 3 miles northwest of U.S. Route 250. Rio Hill Shopping Center, a 49-shop retail, entertainment and dining destination, and 29th Place, a 23-store shopping center, are within a mile of the property. Within a 3-mile radius of the project, five other self storage facilities totaling a net rentable area of more than 280,000 square feet offer 7.8 net rentable square feet per capita.

According to Yardi Matrix data, Madison entered the Charlottesville self storage market in 2021, with a 43,000-square-foot facility at 1324 Belleview Ave., positioned roughly 4 miles away from its latest development.
Outside the Old Dominion State, the firm is also active in Tennessee, where it began construction on a 1,000-unit self storage facility in December. In early 2024, Go Store It expanded its Florida footprint, with the conversion of an office building into a 503-unit facility.
