JV Breaks Ground on Charleston-Area BTR Community
The townhomes are taking shape in a fast-growing suburb located near several employment hubs.

A joint venture between TBC Development and BCDC has commenced construction on Maybank 3030, a 72-unit build-to-rent townhome community located in Johns Island, S.C., roughly eight miles southwest of Charleston. Bearing an address at 3030 Maybank Highway, Maybank 3030 will include three-bedroom residences with attached one-car garages and private driveways.
Maybank 3030 is intended to provide much in-demand rental housing within one of the fastest-growing mid-size markets in the U.S. The community’s first units are expected for delivery in the first quarter of 2026.
Johns Island remains substantially protected under the City of Charleston’s Urban Growth Boundary, which restricts 80 percent of the island from urban development. A few parcels remain available for residential projects that are thoughtfully scaled, such as Maybank 3030.
Rapid growth in the Holy City
Charleston’s population has grown quickly, reflected in the metro’s civilian workforce expanding by nearly 90,000 people in the past decade.
Johns Island is particularly popular on the basis of its proximity to West Ashley, James Island, Seabrook Island, Kiawah Island and downtown Charleston. All are reachable via Maybank Highway, among the area’s primary commercial corridors. The area has proven exceptionally attractive to families, young professionals and healthcare workers, who have all responded to the robust job market. Major employers include Boeing, Mercedes-Benz, Volvo and the Port of Charleston.

Another job hub will be the new Trident Health Hospital and Emergency Center, planned near the project site. The project team features Vinyet Architecture, L. Dean Weaver and Center Park Homes, with financing furnished by Pinnacle Bank.Â
Earlier this month, Woodfield Development landed a $50.4 million refinancing loan for The Ames, its 304-unit Charleston-area property in Summerville, S.C. A month prior URS Capital Partners purchased The Palms at Edgewater, a 288-unit Class A community located in Summerville, a suburb northwest of Charleston.
