JV Breaks Ground on South Carolina BTR Community

This is the joint venture partners' second project together.

Joint venture partners Henderson Park and Green Room Partners have broken ground on The Bower, a 266-unit build-to-rent community in Jasper County, S.C. This marks the firms’ second project together in the Southeast.

The first residences at The Bower are expected to deliver in November 2026, with additional phases scheduled through November 2027, Henderson Park told Multi-Housing News. The amenity space will be completed by July 2027.

The Bower is being developed on a 40-acre site and will total 369,132 square feet upon completion. When it comes online, the community will offer cottages and townhomes spanning one- to three-bedrooms, with floorplans will ranging from 786 to 1,709 square feet. Amenities at The Bower will include a clubhouse with a library, a coworking space, a fitness center, a putting green, pickleball courts and a dog park.

Green Room Partners lists the project as located in Hardeeville, S.C., a city between Hilton Head, S.C., and Savannah, Ga. The property is off U.S. 278 with access to Interstate 95. Bluffton and Hilton Head are approximately 18 and 25 miles away, respectively. Savannah, Ga., is also 18 miles south of Hardeeville.

The development aligns with broader multifamily construction growth in the Savannah–Hilton Head market, according to data from Yardi Matrix. As of January 2026, the development pipeline included 6,050 units under construction. Job growth is contributing further to housing demand in the region; employment expanded 0.6 percent year-over-year, above the 0.2 percent national average, supported in part by the Port of Savannah as well as the aerospace and hospitality sectors.

Henderson Park continues Southeast expansion

This is not the first time Henderson Park has invested in the Southeast. In February, the London-based private equity firm partnered with Green Room to acquire Pointe Grand in Savannah, a 288-unit community. The firm purchased the property from One Real Estate Investment, with plans to upgrade and enhance amenities at the development.

Prior to the Pointe Grand purchase, Henderson Park formed a joint venture with Landmark Properties for the development of a student housing property in Charleston, S.C. The partnership purchased a 1.2-acre site to develop The Mark Charleston, a 335-bed project. Completion is slated for the 2027 academic year.
