Landmark JV Eyes Colorado Student Housing

Development is taking place at a formerly stalled construction site.

Landmark Properties, in partnership with Silverpeak Real Estate Partners and Peninsula Investments, has acquired a Fort Collins, Colo. development site located at 255 Johnson Drive in Midtown. At the site, the partners plan to develop The Mark Fort Collins, a 397-bed student housing community located roughly one mile from Colorado State University. TSB Capital Advisors coordinated the project’s financing.

In a prepared statement, a Landmark official said issues faced by the site’s previous developer had stalled the project. Landmark renewed the previous approvals, undertook detailed inspections of the site’s existing improvements and materials and picked up the project to move it towards completion.

In the stalled development site, Landmark plans to develop a six-story, 193-unit off-campus student housing community. Floorplans will range from studios to four-bedroom apartment homes. The development has been designed by Mode 3 Architecture. Landmark Construction, a construction subsidiary of Landmark Properties, has been named the development’s general contractor. Construction is underway, having started this month. Completion is slated for the fall semester of 2026.

Overcoming hurdles

Apartments will be fully wired for high-speed internet and cable. They will feature in-unit laundry machines, large closets, synthetic hardwood-style floors in living areas, carpeted bedrooms and tile flooring in the bathrooms. Gourmet kitchens will feature stainless steel appliances and quartz countertops. Community amenities will include a clubhouse, fitness center, outdoor pool, ski storage and pet spa, individual and group study areas, as well as rooftop courtyards featuring grilling stations.

The Landmark official noted that the company has accumulated experience in completing construction of properties that had previously been stalled. Activating a team of construction professionals, engineers and architects who worked closely with the city of Fort Collins, Landmark successfully restarted the project. Last month, Landmark and Stockbridge collaborated to recapitalize The Retreat East, a 138-unit, 602-bed property in Orlando.
