“There’s a level of detail, and a real focus on serving the residents, from the doorman to the front desk personnel,” Stasse says. “There is a level of service that is required at this type of property.”

The Trump staff also oversees the management of the property’s 40,000 square feet of indoor and outdoor amenities. On-site staff is present daily, starting at 5:30 am, at the seventh-floor amenity level, to help residents and guests plan and book activities such as spa and wellness treatments, personal trainers for the fitness center, or party details for private functions in the screening room, dining room, or other gathering places throughout the property.

Indoor amenities include a screening room; a dining room with a full catering kitchen; a billiard and game room; a golf simulation room; a children’s playroom; a Roman-style aqua grotto; an in-house spa, including massage facilities, locker rooms and saunas; and an Internet-accessible business center. The outdoor amenities include a landscaped lawn area, a heated pool with cabanas, a children’s tot lot and a large, glass-enclosed fitness center.

The golf simulation room will be particularly popular, says Stasse. “Residents can practice their golf swings all year, without leaving the building,” she says.

Management routinely conducts surveys, as well as board meetings, with the specific intent of eliciting feedback and suggestions in order to adjust their amenities programming and building procedures to accommodate new trends, ideas for group events, special requests or suggestions for improvements.

One- and two-bedroom units range in size up to 1,450 square feet. Prices for the one-bedrooms start in the mid $400,000s, while the two-bedrooms start in the mid-$600,000s. Three-bedroom units and penthouses are available, but in a limited supply, and prices are available upon request from the company.

Unit sales should be “steady” for the rest of the year, Stasse says. “We’re seeing good traffic, and serious buyers who want to own real estate.”

The summer months can present a challenge to brokers, she says, because warm-weather events, such as graduations and vacation trips, can interrupt sales momentum among potential buyers, Stasse says, meaning that broker follow-up becomes more important than ever.
