Ismael Leyva Architects Selected for Flushing Mixed-Use Project
The seven-story building will feature 103 rental apartments, 31 of which will be designated as affordable. The development is slated for completion in late 2019.
Ismael Leyva Architects has been selected by developer Sky View Northern Tenant L.P. to design a mixed-use building at 144-74 Northern Ave. in the Flushing area of Queens, N.Y. Flushing has been the focus of significant new economic development and residential demand in the past few years.
The seven-story, mixed-use building will feature 103 rental apartments. The structure is characterized by a classic brick façade that complements the neighborhood’s traditional design aesthetics. Ismael Leyva Architects is prioritizing energy efficiency in its design.
The new 165,000-square-foot development will offer studio, one- and two-bedroom apartments. The unit mix will be comprised of 72 market rate residences and 31 affordable units to be rented under HPD guidelines.
Ground floor retail
Common-area amenities will include a fitness center, a rooftop deck, a multi-purpose resident lounge and second-floor community facility offices. Parking will be below grade. The building incorporates ground-floor retail space extending along the building’s base.
Other projects from Ismael Leyva include The Charles, The Greenpoint, 66 Rockwell, BKLYN Air Hilton Garden Inn Park Avenue, Place 57, Oro, Yves, Icon and other noteworthy projects. Leyva is also associated with luxury residential design in Hudson Yards, the High Line and earlier at Time Warner Center.

The building’s construction commenced in the summer of 2018. The development is slated for completion in late 2019.
