IPA Arranges Sale of CT Mixed-Use Asset

Institutional Property Advisors, a division of Marcus & Millichap, has brokered the sale of College and Crown, a five-story, mixed-use asset located in downtown New Haven, Conn. Senior Managing Director Victor Nolletti and First Vice President Eric Pentore negotiated the deal on behalf of the seller, College Square LLC and procured the buyer, Centurion Overseas Ltd. The property encompasses 160 units and a 18,684-square-foot retail component.

College and Crown was completed in 2015 and features a steel and concrete ground structure and an upper wood frame. Amenities include a resident lounge, study area, business center, fitness center, billiards table, outdoor spaces with grilling stations and pet-friendly, anti-microbial faux turf.

Located at 200 College St., the community provides convenient access to the CBD, Yale University main campus, the Yale School of Medicine and the Yale New Haven medical facilities. The old Yale campus arches and several local retail and dining venues are also within walking distance.

“College and Crown One has one of the absolute best locations in the core Yale District of the downtown New Haven submarket,” said Nolletti, in a prepared statement. “The property connects the New Haven business district with Yale University and the Yale New Haven medical facilities, both private and public.”

During the second half of 2017, IPA arranged the transaction of several communities across the nation, the most recent one being a 208-unit community in North Phoenix.
