Integral Group Completes Atlanta Affordable Senior Community
The property is part of a 165-acre master-planned development.
The Integral Group has completed the construction of Veranda at Assembly, a 100-unit affordable senior housing community in Doraville, Ga.
McShan Construction Co. served as the general contractor, while Dynamik Design handled the architecture for the senior living property. The developer engaged SK Collaborative as a consultant to finalize the plans and oversee the review of materials and installations, aiming to secure Energy Star and EarthCraft certifications.
The approximately $45 million project receive financing through 9 percent low-income housing tax credits allocated by the Georgia Department of Community Affairs. The affordable and age-restricted community will serve residents over the age of 55 and earning up to 30, 60 and 80 percent of the area median income. A total of 20 units are designated as market-rate.

The four-story building offers one- and two-story bedrooms and roughly 3,000 square feet of amenity space, including a fitness center, business center, community room, bistro and café, yoga room, dog park, community garden and game room. Apartments feature walk-in closets, washer and dryer connections, Energy-Star appliances, nine-foot ceilings, vinyl-tile flooring and emergency call systems.
Located at 5955 Peachtree Road, the property is on the northwest side of Atlanta. The 2.9-acre site is near Interstate 285 and Route 23, which allow easy access across the Atlanta metropolitan area. DeKalb-Peachtree Airport, Plaza Fiesta and Murphy Candler Park are within a 4-mile radius from the property.
The Integral Group has recently broken ground on a 99-unit affordable senior housing community in Opa-locka, Fla., in Miami-Dade County. Upon its completion, the community will cater to seniors aged 62 and over.
Part of a transit-oriented development
Veranda at Assembly is part of The Assembly, a 165-acre transit-oriented, master-planned development on the site of the former General Motors Doraville Plant. This project includes residential apartments, townhomes, office and retail spaces, a hotel, and various recreational amenities.
Veranda at Assembly is within Assembly Yards, the initial phase of the development and will offer direct access to multiple public transportation options, such as MARTA bus and rail stations.
