Insight Property Secures $108M for Metro DC Office Conversion Project

Construction is already underway.

Insight Property Group has secured a $107.7 million construction loan for Hunter’s Branch, a 452-unit office-to-residential project in Fairfax, Va. CIBC Bank and Citizens Bank issued the non-recourse note, in a transaction arranged by Berkadia. Following the deal, the developer also began work on the project.

Hunter’s Branch was previously an office campus, for which Insight Property Group paid $28.9 million in a direct REO transaction in November 2024. In March 2026, the ownership sold part of the property—consisting of two vacant office building totaling 400,000 square feet—to Toll Brothers, in a $17 million deal. Toll Brothers are planning to develop 76 townhomes on the site previously occupied by the office buildings.

In June 2025, the Fairfax County Board of Supervisors approved all plans across the former office property, including the conversion, Toll Brothers’ townhomes and the complementary retail space that will be featured across the site.

Berkadia Senior Managing Director Brian Crivella and Managing Director Brian Gould secured financing on behalf of the developer, alongside Senior Managing Director Patrick McGlohn, Managing Directors Bill Gribbin and Yalda Ghamarian, Senior Director Hunter Wood, Vice President Patrick Cunningham and Associate Director Natalie Hershey.

Insight’s new Hunter’s Branch

Hunter’s Branch is a $174.6 million redevelopment project at 9300–9302 Route 29. Shared amenities at the future seven-story community will include a fitness center, resident clubroom, coworking library, pool, pet spa and a dog park. Insight Property will preserve the three-level, 656-spot garage of the former office building.

The development is just off U.S. Route 29, as well as close to U.S. Route 55 and Interstate 66, both connecting the property to downtown Washington, D.C., 15 miles east. Additionally, the Vienna Fairfax-GMU subway station is less than 1 mile north of Hunter’s Branch, also facilitating a direct connection between Fairfax County and downtown Washington, D.C.

Hunter’s Branch will be across the road from the Pan Am Shopping Center and near the area’s largest employers, such as George Mason University INOVA Health System and the Tysons business district, all located on a 5-mile radius.

Recent office-to-multifamily projects in DC

In January of this year, Post Brothers secured a $575 million The Geneva, one of the largest conversion projects in the metro, located north of Dupont Circle. At that time, the financing package for the development was the largest C-PACE deal in history. Upon completion, the residential property will feature 530 apartments, out of which 61 will be affordable units.

Last month, American Real Estate Partners and Harrison Street Asset Management completed the conversion of CityHouse Old Town, marking the first project of this kind in Alexandria, Va. Construction began in 2024, while the original building dated back to the 1980s.
