Inside a Dallas Neighborhood’s First Apartment High-Rise
Westdale and StreetLights Residential's new development looks to honor the town's unique culture.

Dallas—Development of the first high-rise multifamily tower in the Deep Ellum neighborhood of Dallas has been announced by Westdale and StreetLights Residential. The 17-story project, to be called The Case Building, will be located at the corner of Hall and Main and will incorporate 337 units.
The Case Building will offer studio, one- and two-bedroom apartments ranging from 500 to 1,300 square feet, as well as parking in a secure private garage. The building’s design will honor Deep Ellum’s distinctive culture, with the units’ 10-foot concrete ceilings, exposed brick walls and open metal kitchen shelving reflecting the rich, time-honored industrial aesthetic of the enclave.
“Westdale Properties, the property owner, has a stellar reputation. Their penchant for developing projects that fit the culture and lifestyle of Deep Ellum is proven; forging a partnership with them was an easy decision,” Dallas-based StreetLights CEO Doug Chestnut told MHN.
“The Hall and Main site offers significant opportunities, namely spectacular views of downtown, fantastic walkability, and immediate access to one of Dallas’ best and most diverse neighborhoods,” he said. “The growth of Deep Ellum and its continued ability to foster a close sense of community is contingent upon its livability. This development will alleviate constrained supply and encourage further growth and revitalization of Deep Ellum.”
Westdale Properties owns the site of the development and purchased it in 2006. Westdale also owns a number of other Deep Ellum developments including Adam Hats Lofts and Deep Ellum Lofts, and made the purchase with the intention of adding the site to its portfolio, Chestnut said.
The site offered a myriad of benefits including minimal demolition, prominent visibility, easy street access, and close proximity to the heart of Deep Ellum. Construction hard costs and rental rates at the development will be competitive with other premium products in the downtown Dallas and Uptown markets, Chestnut said.
The Case Building will include a business lounge, conference space and studio offices that will allow it to provide residents with an open-office experience. Space will also be devoted to showcasing the work of area artists.
The property promises future residents vigorous workouts in a fitness center overlooking its outdoor pool and courtyard. Among options available to residents will be Technogym cardio equipment and strength training machines. Also featured will be MyRide indoor cycling, yoga mats and a ballet barre.
Among the additional common-area amenities will be a club room with coffee bar, full-service bar and a pool table; dog wash station; and a bike storage room with bike repair equipment.
The building is being developed by StreetLights; the general contractor is to be StreetLights Residential Texas Construction LLC. Project lease-up is slated to start in early 2017. First units are expected to deliver in spring of the same year.
