Huffines Launches Phase IV of Massive Hebron 121 Station

Upon completion, Huffines Communities' Hebron 121 Station will be the largest transit-oriented development in the Dallas-Fort Worth area.

Dallas—Upon completion of Phase IV of Huffines Communities’ Hebron 121 Station, the community will be the Dallas/Fort Worth area’s largest transit-oriented development (TOD) to date. The community is already prominent with its 678 units at 100 percent occupancy, but this phase, which has now started construction, will bring the total to a whopping 1,143 residences. But that’s not all, when the overall community is finished, it will consist of a 1,750 units over 75 acres.

“The overwhelmingly positive response to Hebron 121 Station and the continuing rental demand we are experiencing is very gratifying,” said Phillip Huffines, who co-owns Huffines Communities with his brother Donald. “He added that a community of this size has the benefit of “…the economy of scale. We can spend more total dollars on large high-quality amenities and have enough participation to justify a full-time events coordinator,” he explained.

The community is true to its designation as a TOD, as it’s located adjacent to IH-35E, State Highway 121, the President George Bush Turnpike and the Denton County Transit Authority rail station, which allows passengers to ride from downtown Dallas to Denton. A new bridge across Timber Creek also links Hebron 121 Station’s main entrance to the IH-35E northbound service road. There are also 150 acres adjacent to the community that the City of Lewisville owns and maintains, with hiking and biking trails, lakes and green space.

Phase IV of the community will include the construction of four buildings near the main entrance on Penn Station Road. The buildings will include one with curved architecture and three three- and four-story buildings, adding 238 one- and two-bedroom units and 4,000 square feet of retail. The new phase will also bring additional amenities such as a lap pool and sand volleyball court, and will be fully occupied by July 2017, Huffines told MHN.

Speaking of amenities—the community already has a nice selection, including its signature tropical sand beach pool with cabanas and swim-up bar, a 10,000-square-foot clubhouse with catering kitchen, fire pits, a fitness center and free WiFi.

Hebron 121 Station first opened in 2011, with a $300 million first phase, and was established as Denton County’s first TOD. The second phase began in 2013, adding 444 residences, and was opened in June 2014. It’s most recent phase, Phase III, delivered 242 residences that are leasing now and will be ready for move in by May. These residences are also in one- and two-bedroom layouts in three- and four-story buildings, with breakfast bars, recycled glass countertops and colorful designs. One-bedrooms range in size from 592 to 885 square feet with rents starting at $990, and two-bedrooms range in size from 1,001 to 1,259 square feet with rents starting at $1,381.
