Housing Trust Group Begins Construction of Arizona Project
The company is teaming up with Treger Partners on Aviva-Goodyear, a 288-unit luxury property in Goodyear, Ariz.
Housing Trust Group, in partnership with Treger Partners, has started construction of Aviva – Goodyear, a $71 million, 288-unit, ultra-luxury apartment community in the Phoenix suburb of Goodyear, Ariz. The first residential units are scheduled to be delivered in September 2021 and the entire community is slated for completion by summer 2022.
Dwight Capital, a multifamily accelerated processing approved lender, originated a $55 million new construction HUD-insured loan for HTG to break ground.
The Goodyear location at 4175 N. Falcon Ave., will be HTG’s second Aviva-branded multifamily development. The brand embraces eco-friendly, luxury living with an array of green and wellness-oriented amenities. In 2018, the company delivered its first Aviva community, a $63 million, 325-unit property in Mesa, Ariz.
Matthew Rieger, president & CEO of the Coconut Grove, Fla.-based development company, said in prepared remarks the company knew it had achieved something special after the response to Aviva-Mesa and decided to replicate the model. He said there was a tremendous appetite for eco-friendly, lifestyle-focused properties with luxury amenities and to create opportunities for community engagement and connection. Rieger said HTG was excited to partner with a local company like Treger Partners, a Scottsdale, Ariz.,-based multifamily owner and developer, for the Goodyear project.
Unit, Community Features
Aviva-Goodyear will be located on a 16-acre parcel and offer one-, two- and three-bedroom apartments with rents starting at $1,375 per month. The units will have open floorplans and feature large kitchens with quartz and granite countertops and stainless steel appliances. The apartments will also have 9-foot ceilings, wide-plank flooring, walk-in closets and private patios with storage.
Community amenities in the gated property will include a 150-foot resort-style swimming pool with spa, a second swimming pool and spa that are both surrounded by cabana beds, chaise lounge chairs, fire pits and outdoor gaming areas. The 10,000-square-foot clubhouse will have a media and game room, custom billiards table and co-working spaces with private conference rooms. The health and wellness center will feature smart cardio machines, free weights, boxing and a yoga/spin studio with a 24/7 virtual trainer. Outdoor amenities include a playground with covered seating areas, basketball court and bark park featuring an agility course. There will be 43 covered garages, carports and four electric car charging stations along with additional storage for residents.
The project will be certified to the National Green Building Standard (NGBS). Green elements include Energy Star-rated appliances, low-VOC paint and adhesives, dual glazed/high efficiency windows, weather-sealed insulated doors, low-flow showerheads and faucets, low-energy lighting, drought-tolerant native plants and low water-use landscaping.
Eric Miller Architects designed Aviva-Goodyear, which will be constructed by local general contractor Chasse Building Team. The civil engineer is KSE Design Group. The interior designer is Lawrence Lake Interiors and the landscape architect is The Design Element. Mark-Taylor Residential will oversee leasing and management.
