Home Leasing Announces New Community in Upstate NY
Charlotte Square in Rochester is LEED Gold certified and will include 72 apartments, 10 townhomes and 50 mixed-income units.
Home Leasing is putting the final touches on Charlotte Square, a mixed used, multifamily property being built in the East End district of Rochester, N.Y.
“Home Leasing’s mission is to improve the lives of our residents and the communities in which we work,” Kimberly Russell, Esq., Home Leasing’s executive vice president, told MHN. “As a certified Benefits Corp., we are part of a global movement using business as a force for good. We have deliberately created public spaces and provided opportunities for our residents to connect and become engaged in the community.”
The Charlotte Square project is comprised of three phases, and when completed will consist of: 72 upscale apartments, 10 townhomes and 50 mixed-income units.
“The three phases provide housing opportunity for a wide range of residents bringing vitality and diversity to Rochester’s center city,” Russell said. “It has been designed to promote sustainable living and a social, active and modern lifestyle while also contributing to the resurgence of Rochester and its historic arts and cultural district.”
The townhomes feature front porches and rear patios to connect neighbors, while both apartment buildings offer fitness and community rooms, the latter including a full prep kitchen and media center. Other amenities include a shared rooftop terrace with fire pit, grills and a television and on-site parking.
“Both the porches and our rooftop terrace utilize cable railing from Feeney, which creates a contemporary streamlined look while providing an open, inviting view,” Russell said. “In addition, we’ve incorporated artistic design elements in each building that connect one building to the next.”
Sustainability
The project is also a recipient of LEED Gold certification and boasts green features such as electric car charging stations, bike storage, the use of low- and no-VOC paints, energy saving fixtures and a solar roof.
According to Russell, the location combined with an attractive design led to a quick rent up of the first phase of 72 units and contracts for seven of the 10 townhomes for sale.
“We will be breaking ground on Phase III, 50 mixed income units this spring, and expect strong interest,” she said. “All three phases of our Charlotte Square development are located in Rochester’s appealing East End within walking distance to downtown employment and steps to Hart’s Local Grocery, dozens of restaurants and entertainment venues.”
