HK Organization Begins Marketing Brooklyn Adaptive Reuse
The property formerly served as a toy factory located in the Vinegar Hill neighborhood.
Developer HK Organization has tapped REAL New York as the exclusive brokerage team for its Brooklyn boutique apartment building, 99 Gold St. The rental property is an adaptive reuse of a one-time factory that manufactured toys. HK Organization converted the building into a residential community four years ago. It benefits from a location in Brooklyn’s lively Vinegar Hill neighborhood, situated along the East River waterfront.
The apartment building features 87 loft apartments, in a blend of studios and one- and two-bedroom residences. Features and finishes include high ceilings, floor-to-ceiling windows, central air conditioning and the factory’s original details. Many of the rental building’s large apartments feature home offices, as well as outdoor spaces such as balconies or terraces. Such features have proven particularly popular during the pandemic’s onslaught, helping spur robust leasing activity during the past 12 months.
Earlier this month, Brooklyn was identified as one of the top Northeast markets for multifamily construction.
Two worlds
Located at the intersection of Gold and Front Streets, 99 Gold St. brings residents the benefits of two different worlds. On one hand, they can enjoy the fine dining, shopping and lifestyle of Brooklyn’s DUMBO, which neighbors Vinegar Hill. On the other hand, many residents enjoy the tranquil ambience and cobblestone byways of the enclave.
The 85-acre Brooklyn Bridge Park sprawls a few blocks from 99 Gold St., while Brooklyn Navy Yard, featuring Wegmans’ first New York City market, is steps from the property. The urban marketplace Empire Stores, where historic warehouse buildings house a food hall, eatery, museums and art exhibits, is also easily accessible.
The A, C and F subway lines are among public transit options for residents of 99 Gold St. Residents can also take advantage of the on-site bike and car parking to pedal or motor to their destinations. In addition, a recently-expanded Citi Bike docking station is situated directly outside the community.
