Hines, MetLife Begin Construction on Northern California Community

The Grant is located in downtown Concord, Calif., and is expected to be completed in the third quarter of 2022.

Construction has started on The Grant, a 228-unit luxury apartment and mixed-use project in Concord, Calif., being developed by Hines and MetLife Investment Management. The Grant is expected to be completed in the third quarter of 2022 and begin leasing in April 2022.

The longtime investment partners are developing the project in downtown Concord on a site centrally located at the intersection of Interstate 680 and Highway 242. It is one block from both the Concord BART station and Todos Santos Plaza, the commercial and historical center of Concord. Because of its location near major highways and mass transit, residents of The Grant will have convenient access to the East Bay and San Francisco.

The project will be comprised of two buildings separated by Clayton Road, with the north building consisting of 139 apartment units and ground-floor retail and the south building containing 89 units. The Grant will have studio, one-bedroom and two-bedroom apartments ranging from 506 to 1,211 square feet and featuring high-end finishes. Amenities will include a swimming pool, roof deck, clubhouse, outdoor fitness areas, fire pits, space for dogs, bicycle parking and 328 parking spaces.

Other members of The Grant team include Architects Orange, design architect and landscape architect; Haven Design Studio, interior design; and Brown Construction, general contractor.

Hines Development Pipeline 

Another major Hines project is The Parks at Walter Reed, located at the former Walter Reed Army Medical Center in Washington, D.C. In April, Hines and its partners announced construction was set to begin the following month on The Hartley, a 323-unit luxury multifamily property anchored by a Whole Goods Market as part of the D.C. project. The Hartley is being developed as part of a joint venture with Hines, Urban Atlantic, Triden Development Group and Bridge Investment Group.

The Hartley is the third new construction phase at the site along with The Brooks, 89 luxury condominium residences; and the Vale, 201 apartments and 18,000 square feet. The project will also include 32 affordable housing units at The Hartley as well as retail and a Town Center with more shopping, dining and entertainment options.

In March, Hine and an unidentified joint venture partner purchased 11 acres of land that will be used to develop a 325-unit luxury multifamily property in Phoenix.
