High Street, Olympus Take TX Luxury Community to Next Phase
The first units at Union at Carrollton Square Phase III are expected to be open for occupancy in late 2018. In addition to the 352 apartments, the developers are scheduled to deliver more than 4,000 square feet of retail space.

High Street Residential, a subsidiary of Trammell Crow Co., and its partner Olympus Property have broken ground on the third phase of Union at Carrollton Square in Carrolton, Texas. The first luxury units are expected to become available in late 2018. Comerica Bank and Southside Bank provided the construction financing. JHP Architecture will serve as the project architect and Andres Construction as the general contractor.
“With Phase I and II standing at a current occupancy of 95 percent, Phase III will continue to provide future residents with a great transit-oriented location, surrounded by the fantastic retail and restaurant activity within downtown Carrollton,” said Joel Behrens, principal of High Street Residential’s Dallas-Fort Worth office.
Complementing the historic downtown area
Union III will add 352 one- and two-bedroom apartments to the existing 311 units which delivered in Phases I and II. Floor plans are expected to range in size from 381 to 1,149 square feet. The property will include two, four-story buildings and 4,025 square feet of ground-floor retail space. Planned amenities include:
- a business center with multiple conference rooms
- resident lounge
- kitchen in the common area
- parcel lockers
- fitness center
- four courtyards
- resort-style pool in the same courtyard with fire pits and grills
The other two phases of the project delivered more than 240,000 square feet of residential space and 4,648 square feet of retail space occupied by Twisted Root Burger Co. The three buildings opened in the spring of 2013 and 2014. One year later, in 2015, Olympus acquired them from High Street Residential, expanding its multifamily portfolio in the Dallas-Fort Worth area.
The development is located in the city’s historic downtown area and is Carrollton’s first major transit-oriented community with Interstate 35E being less than one mile away. To remain on a par with the historic surroundings, the project will feature vintage-inspired design details and materials.
