Hedrick Brothers Breaks Ground on $106M Luxury Community
The development is within one of Orlando’s most in-demand submarkets.

Hedrick Brothers Development has broken ground on Baldwin East Apartments, a 363-unit luxury community in Orlando, Fla. Hedrick Brothers Construction is the general contractor for the estimated $106 million project.
Upon completion, Baldwin East Apartments will encompass five four-story buildings with one-, two and three-bedroom floorplans. Common-area amenities are set to include a swimming pool, a fitness center, a clubhouse, a pickle ball court, green spaces, fire pits, a dog park and approximately 560 parking spaces. The community will also include several eco-friendly features, such as electric vehicle charging stations.
Located at 6730 Hanging Moss Road, the development is within Orlando’s east side submarket. Rising on a 17-acre site, Baldwin East Apartments is within a 5-mile radius of Lake Baldwin, Valencia East College Campus and Orlando Executive Airport.
Orlando and the broader Florida market continue to offer strong multifamily development potential, as stated by Hedrick Development’s President Burk Hedrick in prepared remarks. North Central Florida has ranked among the top five emerging multifamily markets of 2025. Spanning between Orlando and Jacksonville, this region is benefiting from the strong performance of both metropolitan areas.
In 2024, developers delivered 3,616 units—the highest total among comparable regions—while occupancy edged up slightly to 94.0 percent in November. By year-end, the construction pipeline had grown to 5,171 units.
