By Erika Schnitzer, Associate Editor New York—Ellington on the Park, a mixed-income cooperative building in Harlem that is located alongside Jackie Robinson Park at 130 Bradhurst Avenue at 148th Street, recently began sales of its “premier” collection, 23 market-rate units on the top six floors. These homes are part of a $45 million, 12-story, 133-unit development comprised of market-rate, middle-, moderate- and low-income apartments developed by 200 Bradhurst Developers LLC—a partnership of Duvernay + Brooks LLC and Pennrose Properties LLC—and designed by Magnusson Architecture and Planning PC.Ellington on the Park is the third phase of an HPD (Department of Housing Preservation & Development) Cornerstone Development, a program that draws on funding sources including HPD’s Mixed Income Rental Program (MIRP) and Participation Loan Program (PLP); New York City Housing Development Corporations’ New Housing Opportunities Program (NewHOP); Low Income Affordable Marketplace Housing (LAMP); New York State’s Affordable Housing Corporation (AHC) and Homes for Working Families Program (HWF); and the New York City Housing Partnership Development Corporation.Closings at the Ellington on the Park will begin this summer, with occupancy expected in early fall. Financing of up to 95 percent is available, and the property offers buyers a 25-year tax abatement. Already, 75 percent of the apartments at the community are under contract.Ellington on the Park’s “premier” homes offers one-, two-, and three-bedroom residences, ranging from 637 square feet to 1,413 square feet. Pricing ranges from $375,000 to $775,000.These residences feature double-hung oversized windows, French doors, hardwood oak flooring, washer-dryer closets and air conditioning units in each room. Kitchens include Daltile stone countertops, solid cherry cabinetry, and stainless steel GE Profile and Monogram appliances. Bathrooms offer Kohler fixtures and marble countertops. Many of the homes include outdoor terraces that range in size from 37 square feet to 691 square feet. Amenities in the building include a 4,000-square-foot landscaped courtyard, a fitness center, an indoor parking garage, a resident community room and a 24-hour attended lobby.In addition, the neighboring Jackie Robinson Park includes an Olympic-sized swimming pool, two baseball diamonds, basketball and volleyball courts, and two playgrounds. The park’s indoor recreation center offers a fitness center and weight room, gymnasium and computer resource center.The same team—comprised of Duvernay + Brooks, Pennrose Properties and Magnusson Architecture—also created The Sutton, a $40 million, 11-story, 135-unit building also designed as a mixed-income community in New York’s Harlem. The building is located at 102 Bradhurst Avenue.
