Hamilton Zanze Adds 267 Units to KC Portfolio

The year-old community is a key residential component of a $1.2 billion mixed-use development.

Hamilton Zanze, a San Francisco-based multifamily real estate investment firm, is expanding its holdings in the Kansas City, Kan., market with the sponsored acquisition of Legends 267, a 267-unit, six-story luxury apartment community.

A sale price was not disclosed. It was the firm’s fifth sponsored acquisition of 2025.

Hamilton Zanze did not release the name of the seller. However, the most recent owner was Luke Draily Construction of Riverside, Mo., according to Yardi Research Data. The project was built for $54 million, the Kansas City Star newspaper reported.

Mission Rock Residential, an affiliate of Hamilton Zanze, will manage the one-year-old property at 1879 Village West Parkway. The 2.45-acre community serves as a key residential component of the Village West mixed-use development in west Kansas City.

Max Helgeson of CBRE brokered the transaction.

“This investment appealed to us due to its prime location near amenities, high-quality construction with palpable attention to detail and the strong Kansas City economy supporting current and future operations,” David Nelson, president and chief investment officer at Hamilton Zanze, told Multi-Housing News.

Nelson said Hamilton Zanze has been focusing on the Kansas City metro due to its steady and significant population growth, balanced and resilient economy, modest new multifamily supply and consistent renter demand. “Given all these dynamics, Kansas City is poised to be a strong-performing apartment market that will provide appealing and dependable returns for investors,” Nelson said.

Nelson said the firm is looking at further expansion in the metro. The firm has a current portfolio comprising 124 properties totaling 22,223 units across 28 markets.

In July 2024, it purchased Crossroads Westside, a 222-unit community in downtown Kansas City, Mo. The 360,000-square-foot, five-story property had been built in 2018.

Later that year, the firm sponsored the purchase of The Highlands, a 448-unit, garden-style apartment community in Overland Park, Kan., the largest suburb in the Kansas City metro. The community was built in 2005. The transaction was Hamilton Zanze’s sixth sponsored acquisition of 2024.

267 units in Village West

Legends 267 has a mix of one- and two-bedroom apartments ranging in size from 599 to 1,179 square feet, with Rents ranging from $1,282 to $2,136 with an average of $1,689, according to Yardi Research Data.

Apartments feature quartz countertops, stainless steel appliances, wood-style flooring, custom cabinetry, walk-in closets, in-unit washers and dryers, air conditioning, high-speed internet access, digital locks, above standard ceiling heights and private patios or balconies.

Community amenities include a rooftop sky lounge, heated swimming pool and hot tub, infrared sauna, grill stations, fire pits, social space with bar and TVs, coffee lounge, courtyard hammock garden, clubhouse, business center, fitness studio and yoga studio. The pet-friendly community also offers controlled-access garage parking, concierge services and a bike storage room. There is a total of 620 parking spaces with covered parking available for an additional fee.

Legends 267 has easy connectivity to I-435 and I-70. It is also within walking distance of several neighborhood attractions including regional mall Legends Outlet Kansas City, Legends Field, Children’s Mercy Park and the Kansas Speedway.
