Carson, Calif.—Affirmed Housing Group has broken ground on Arbor Green Apartments, an affordable housing development. The property will include 40 units comprised of one-, two- and three-bedroom units, each with its own storage locker.
The San Diego-based Affirmed, also the developer of Los Angeles Chinatown 60-unit property Lotus Garden and Connections Housing in San Diego for the previously homeless, partnered with the city of Carson to develop and manage Arbor Green. Carson is a south suburb of Los Angeles.
The development will be designed to achieve LEED Gold certification. Major sustainable elements include rooftop photovoltaic panels and solar water heating systems, and the project has been underwritten using the California Utility Allowance Calculator to ensure it optimizes energy efficiency.
Community amenities include covered parking, a community room, computer lab, laundry room, and barbecue area. Arbor Green staff will provide homework assistance, life skills training, and cooking classes for residents. The property will be open to households earning between 30 percent and 60 percent of Los Angeles County’s area median income.
Part of the affordability of the property for tenants is that they will pay very little for their utilities. According to Affirmed Housing, the cost to residents of their utilities will come in at an estimated $1 to $3 per month.
