Greystar, Ole Miss Kick Off Student Project
This marks the first phase of a public-private partnership.

A public-private partnership between Greystar and the University of Mississippi has kicked off construction of a 1,282-bed student housing project in Oxford, Miss. The duo also closed on financing for the development set to come online in time for the 2027 academic year.
The community marks the first phase of a larger project. The $101.2 million project received financing through project-based tax-exempt bonds with Provident Resources Group acting as the project owner and borrower of the bonds and Raymond James as the bond underwriter.
Partners on the project include Modern Living Solutions, Greystar’s modular construction arm and architecture firms WDG and CDFL, along with landscape architect Live Land Design Studio. Parts of the building will be constructed within Modern Living’s factory in Knox, Penn. The development will have semi-suite-style housing.

The development is rising on-campus, on the former site of Kincannon Hall, which had been vacant since 2015. Demolition of the 540-bed building took place three years ago.
The second phase of the project will rise on West Row, across from the Ole Miss School of Law. That building will encompass about 1,500 beds and is set to come online in 2028.
Ole Miss’ growing need for dormitory expansion
The University of Mississippi at Oxford currently has six on-campus residence halls, according to its website. Additionally, it also has eight dedicated, off-campus student housing communities totaling 4,793 beds serving it, Yardi Matrix shows.
Last year, GTIS Partners and RISE partnered to develop another project serving the University of Mississippi. The joint venture is building RISE Oxford Farms, a 504-bed student housing community slated to come online before the new academic year starts.
