The Oliver, a newly developed art-inspired apartment community in Houston, has initiated preleasing. Greystar, the property’s developer, announced The Oliver has been named after Oliver Evans, the inventor of the grain elevator. It will be part of the Sawyer Yards neighborhood of Houston, the largest community of artists in the Lone Star State. Nearly 5,000 artists work within a quarter-mile of the new property in one-time grain silos and warehouses that have been given new life as studio space.
Located at 2305 Summer St. in Houston. the 208-unit, five-story property will feature studio, one- and two-bedroom layouts, with some micro units available. Features include coffered ceilings with inset lighting, wood-style flooring, quartz countertops and free-standing tubs, as well as floor-to-ceiling windows in many units. A sky lounge with views of downtown represents a prominent common-area amenity.
In addition to independent artist studios and galleries, Sawyer Yards includes craft breweries, independently owned restaurants, a pair of small retail centers and access to many Houston attractions, including Buffalo Bayou Park and Eleanor Tinsley Park.
Hurdles multiply
“This project has been beset by challenges from day one,” Ned Dodington, Greystar director of development, told Multi-Housing News.
“We capitalized the deal in the teeth of Covid (in) June 2020, when most thought the world was ending. We experienced delays due to supply-chain issues and internal VEs, (and) had common day-to-day challenges like permitting, electrical codes changing and plumbing and foundation miscoordination.”
Last month, Greystar launched development of a new community in Las Vegas.
