Greystar Adds Elan to Fort Lauderdale’s Downtown District
Stiles Construction has announced the topping off of Elan 16Forty, a 261-unit luxury apartment community in downtown Fort Lauderdale.

Fort Lauderdale, Fla.—Stiles Construction has announced the topping off of Elan 16Forty, a 261-unit luxury apartment community in downtown Fort Lauderdale.
The project, developed by Greystar, is situated in Victoria Park, a swiftly growing residential neighborhood. Encompassing four apartment buildings, the tallest of which is seven stories, Elan 16Forty will feature a mix of one-, two- and three-bedroom floor plans and 2,300 square feet of ground-floor retail space.
Apartments will offer stainless steel appliances, kitchen islands with European cabinetry, granite countertops with under-mount sinks, pendant lighting, bamboo flooring in living areas and contemporary carpeting in bedrooms.
State-of-the-art amenities will include a clubhouse featuring a gourmet kitchen, community room, executive business center and game room. Beckoning to residents will be a resort-style swimming pool, spa, sundeck with cabanas, outdoor grilling stations and rooftop terrace. Also offered will be on-site storage and a 540-spot covered parking deck.
“With the consistently high occupancies on the last wave of downtown Class A deals, demand has never been higher for urban living,” Greystar managing director Gary Wallace tells MHN. “Renters want to live in the thick of things, close to work and close to play. Our location puts you at the center, making life ultra convenient.”
The development’s fast-track schedule and compact jobsite were among the biggest hurdles Fort Lauderdale-based Stiles Construction had to overcome.
“Long lead items had to be ordered early, so there wasn’t much room for surprises,” Ian Schwartz, Stiles Construction director of administration, says.
“In addition, all five buildings are being built simultaneously, and perhaps the most difficult part is the precast parking garage. After the structures of the first two buildings were complete, we constructed the garage between them with an overall clearance of two inches.
“All this has occurred while trucks entered and exited off of Sunrise Blvd., one of Broward County’s busiest thoroughfares. Careful scheduling of delivering and flagmen, along with constant radio contact, helped us stay on track and achieve this milestone.”
The topping-off milestone marked the mid-point of construction on Elan 16Forty, which is slated to open in September. When residents fill the property, they should do much to enhance the street life of downtown Fort Lauderdale.
“Elan 16Forty will bring hundreds of new affluent residents to downtown Fort Lauderdale,” Wallace says. “These residents will move to 16Forty due to its convenient location to the downtown business district, and its shops, dining and lifestyle attractions. [That] will mean increased business for the area.
