Global Holdings Lands $190M for Manhattan Community

Global Holdings has secured a $190 million refinancing loan for Anagram Columbus Circle, a 123-unit luxury residential tower in Manhattan. JP Morgan and Sumitomo Mitsui Trust Bank provided the first-mortgage note in a transaction arranged by JLL Capital Markets.

Anagram Columbus Circle came online last year at 1 W. 60th St., near Central Park and Billionaires’ Row, contributing to the wave of new completions shaped by recent multifamily trends.

Rising 26 stories, the residential building encloses apartments with studio to four-bedroom layouts ranging from 495 to 1,964 square feet. Select apartments also have private balconies or patios.

The tower also has 20,000 square feet of retail space on its ground floor. Common-area amenities include a fitness center, a business center and a children’s playroom, as well as a penthouse lounge and terrace, outdoor grill stations, a fire pit, coworking spaces and an entertainment room.

JLL Capital Markets Senior Managing Directors Christopher Peck, Peter Rotchford and Rob Hinckley, along with Senior Director Nicco Lupo and Director Christopher Pratt, led the team that brokered the transaction.

Multifamily originations see year-over-year uptick

Multifamily properties saw a 27 percent increase in loan originations year-over-year as of the third quarter of this year, according to a Mortgage Bankers Association report. Quarter-over-quarter, the figure only rose 12 percent.

In August of this year, Global Holdings secured a refinancing loan for another Manhattan building. The firm obtained a $249.1 million note for Anagram NoMad, a 50-story luxury community some 3 miles south of Anagram Columbus Circle. Alongside the two Anagram towers, the firm’s upscale multifamily portfolio also includes Anagram Turtle Bay, Anagram Gramercy, Anagram Gowanus and condo projects 15 Central Park West and 180 E. 88th St.
