Gilbane Breaks Ground on Maryland Student Housing Project

The 978-bed Tempo will be adjacent to the University of Maryland in College Park and is scheduled for completion in 2022.

Soon after delivering four new student housing projects across the United States in time for the fall semester, Gilbane Development Co. has broken ground on its newest student housing development —Tempo, a 978-bed community adjacent to the northern gateway of The University of Maryland in College Park, Md. It is scheduled to be ready for student occupancy by August 2022.

One of the four new projects opened this fall is located in a 720-bed community near Towson University in Towson, Md. The other properties are a 943-bed community adjacent to Arizona State University in Tempe, Ariz.; a 228-bed property adjacent to the Oregon State University campus in Corvallis, Ore.; and a 656-bed community at Kennesaw State University in Kennesaw, Ga. A Gilbane executive told Multi-Housing News last month all four projects had met their leasing goals.

Tempo, located at 8430 Baltimore Ave., is a short walk from the UMD campus and within a five-minute walk to the many of the schools that serve more than 42 percent of the undergraduate population including the School of Engineering, College of Computer, Math & Natural Sciences and the College of Information Studies. There is also a dedicated ride share pick-up and drop-off space nearby as well as public bikes and scooters for use. 

The eight-story building will have 296 units with 978 beds and 300 indoor parking spaces. It will be the first student community in College Park to offer five-bedroom units and studios. The units will be fully furnished and offer private bedrooms with keyed entry and en suite bathrooms. Amenities include washer/dryers, walk-in closets in select units, stainless steel appliances, granite counters, high-speed internet (wired and wireless) and flat-screen TVs.

Community amenities will include a bocce court, study lounge and computer lab, game space and multisport simulator, fitness center, clubhouse, swimming pool, cabanas, sun deck and a fit pit. Local media reports state there will be interior courtyards and a trail system that connects Paint Branch Trail to Route 1. A small pocket park will also be part of the site. A leasing office is scheduled to open in summer 2021 at 7418 Baltimore Ave.

Russell Broderick, Gilbane senior vice president, said in a prepared statement the company currently has more than $350 million in additional local projects in development.
