Fogelman, Thackeray JV Buys South Carolina Asset

The partnership’s 14th acquisition adds 240 units to its portfolio.

A joint venture between Fogelman Properties and Thackeray Partners has purchased the 240-unit Walden Oaks in Anderson, S.C. The seller was Graycliff Capital.

The community, which is the joint venture’s 14th acquisition, offers one- to three-bedroom floorplans ranging from 805 to 1,386 square feet, Yardi Matrix data shows. Each unit features 9-foot ceilings, walk-in closets and large open spaces. Community amenities include a fitness center, business center, pool, community room and 468 parking spaces. The new owners plan to bring enhancements to the fitness center, clubhouse and pool area as well as renovations to the interiors.

Located at 103 Allison Circle, the property is less than 3 miles north of both Anderson Mall and Whitehall Park. Several other retail, dining and entertainment options are available within a 1-mile radius. Interstate 85, which offers easy access into Greenville, is less than 4 miles north of the community.

According to the same data provider, the asset last traded in 2017, when Graycliff Capital bought it for $30.3 million.

The partnership is also active in other southern markets, having acquired the 150-unit Legacy at Lanier in Gainesville, Ga., just this summer. Together, they now own more than 2,700 units.
