Flaherty & Collins Build $200M Bridgeport Mixed-Use

Flaherty & Collins will be adding 420 rental units and 10,000 square feet of commercial space to a master-planned development in Bridgeport, Conn. The company, along with project partners RCI Group and the city of Bridgeport, will build a mixed-use development that will be the latest addition to Steelpointe Harbor.

Ryan Cronk, principal at Flaherty & Collins, told Multi-Housing News that the company is planning to break ground in either the fourth quarter of this year or the first quarter of 2023, depending on when the environmental agencies grant the required permits. The developer tapped KBE as the project’s general contractor and Cupkovic Architecture as the architect. Cronk also told MHN that the project has already landed a construction lender and a pilot from the city.

Located off Bridgeport’s waterfront, the $200 million mixed-use development will offer 420 rental units in studio, one-, two- and three-bedroom floorplans ranging from 411 to 1,700 square feet. The community’s amenities will include a pool, a dog park, a fitness center, an outdoor pickleball court, outdoor kitchens and a water taxi to the nearby Pleasure Beach.

Flaherty & Collins also has 10,000 square feet of retail space planned for this project. The community will be an hour away from New York City and a short walk from the Bridgeport Transportation Center, which offers train and ferry access to Long Island.

Joining Steelpointe Harbor

Flaherty & Collins’ 2.8 million-square-foot waterfront development is expected to include 200,000 square feet of commercial space, a 200-slip boat marina, 1,500 residential units and a 130-key hotel. RCI Group has been developing Steelpointe Harbor over a series of phases but has since welcomed Bass Pro Shops, Chipotle, Starbucks and Boca Oyster Bar as tenants.

This project marks the firm’s entry into the Connecticut market. The Indianapolis-based company currently manages 80 properties totaling nearly 13,500 units across eight states and also has projects under development in Ohio, Florida, Oklahoma and Kansas City. In December, Flaherty & Collins started construction on the second phase of The Peninsula, a redevelopment project in downtown Columbus, Ohio.

“We were not pursuing projects in the area, but we met RCI Group through mutual connections,” Cronk told MHN. “After touring the project and area, we think this will be great for the area and much needed for the market.”
