1st Phase of Affordable Miami Project Tops Out

ANF Group has topped out a 10-story, 124-unit multifamily building at Southpointe Vista, a 332-unit, two-phase affordable housing project being developed by McDowell Housing Partners in the Goulds section of Miami.

Construction on the building began in the first quarter of 2023, with a groundbreaking held in June. The property is located at the intersection of SW 117th Court and SW 214th St. Completion of the $50 million first phase of the project is expected by the fourth quarter of 2024. The project is partly funded through Miami-Dade County’s Public Housing and Community Development Department with $2.5 million in surtax funds, as well as 9 percent Low Income Housing Tax Credits, according to McDowell.

The apartments will be available to households making between 30 to 70 percent of the Area Median Income. Phase 1 will comprise 91 one-bedroom units, 25 two-bedroom units and eight three-bedroom units. Apartments will feature spacious kitchens, upgraded flooring, walk-in closets and in-unit washers and dryers. Amenities at the property will include community rooms, laundry facilities, a cybercafe, fitness room, game room, media center, rooftop terrace and on-site management offices.

A two-story parking garage will connect to the building via a skybridge and include 196 parking spaces and 18 electric vehicle charging stations. A pedestrian paseo will bisect the two buildings allowing pedestrians to easily cross between 117th Court and SW 117th Avenue. A second two-story parking garage will have 148 parking spaces and 12 electric vehicle charging stations. It will also connect to the new building via a skybridge.

Phase II

Phase II construction is expected to start in the fourth quarter of 2024 and be completed in the fourth quarter of 2026. The 12-story building will provide 208 units and will be available to households making between 30 to 70 percent AMI. The $60 million second phase is being financed with 4 percent LIHTCs, Miami-Dade County Housing Finance Authority bonds and SAIL/ELI financing, according to McDowell.

Like the first property, the community will have studios and one- and two-bedroom apartments with spacious kitchens, upgraded flooring, walk-in closets and washers and dryers. Amenities will include a fitness center, game room, media center, cyber café and bocce ball court. REPRTWÄR Architecture and Design is the project’s architect.

ANF’s projects

Based in Davie, Fla., ANF Group is active in South Florida and the Miami area. Earlier this month, ANF Group completed construction of Shalimar West, a 240-unit luxury project that is part of Shalimar at Plantation, a two-building property in Plantation, Fla., developed by TM Real Estate Group. In July, ANF topped out Sol Vista, a 227-unit age-restricted and affordable development in Cutler Bay for joint venture partners MRK Partners and Cypress Equity Investments.
