Houston—Multifamily developer, builder and property management company, Fein (formerly Martin Fein Interests), has announced that it has purchased 3.75 acres from CDC Houston in the Houston suburb of Spring, Texas, that will be used to construct a luxury mixed-use development.
Fein intends to add the residential development to the CityPlace component of the $10 billion, 1,800-acre Springwoods Village master-planned community located about 20 miles north of Houston. The new development, The Mark at City Place Springwoods Village, will be Fein’s second in the master-planned development, following on the heels of its first community, the 342-unit Belvedere in Springwoods Village, which opened in 2014, according to the Springwoods Village website.
Fein plans to break ground on the new mixed-use luxury community mid 2015 with an anticipated completion date sometime in the third quarter of 2017. The development will seek LEED Silver certification and will be located near Springwoods Village’s major employment hubs including the ExxonMobil campus, Southwestern Energy headquarters and the CHI St. Luke’s medical campus.
Once completed, the six-story, WGW Architects-designed building will include 268 efficient units in a mix of one-, two- and three-bedroom floor plan options that range in size from 572 square feet to 1,599 square feet.
The residences will feature 10-foot ceilings and a host of chic design elements and finishes including wood flooring, stone countertops that are complemented with glass backsplashes, 42-inch cabinets with under-cabinet lighting, as well as stainless steel appliances, full-size washers and dryers. In-unit efficiency features will include Low-E windows, energy efficient heating systems and endless hot water via a TEAL system. Select units will offer views of CityPlace lake and park system.
The Mark at CityPlace Springwoods Village’s amenities package will feature a mix of upscale indoor and outdoor common spaces. Planned indoor amenities will include a gourmet demonstration kitchen with a dining and entertainment area; a university-style library with free Wi-Fi and charging stations; conference rooms; a club area with billiards tables, televisions; a state-of-the-art fitness center with cardio and weigh-training equipment, as well as yoga and spinning studios; and a spa and relaxation suite with private treatment rooms. Outdoors, residents will have access to the community’s sun deck, resort-style pool, lap pool, outdoor kitchen and poolside cabanas.
The development’s first floor will feature street-front retail and dining along Lake Plaza Drive.
