Falcon Pacific Builders Completes Queens Mixed-Use Project
The seven-story property in the Astoria neighborhood will help fill the affordable housing gap within the city.
Falcon Pacific Builders has completed construction on a mixed-use development in the Astoria neighborhood of Queens, N.Y. The 50-unit building at 28-16 21st St. features 7,200 square feet of ground floor retail space. The property’s developer is The Saab Family LP. The architect for the development is Matt Markowitz, AIA.
The neighborhood of Astoria is appealing to many renters. But affordable rental housing options are comparatively few. The seven-story apartment community will bring much-needed affordable units to the neighborhood. The steel-and-concrete structure measures 45,498 square feet, of which 38,298 will be devoted to residential.
The apartment building will feature studio, one- and two-bedroom residences, with 20 percent of units set aside to provide affordable housing under New York City’s HPD guidelines. Apartments feature hardwood floors and stainless steel appliances. Gas, heat and hot water are included in the rent at the cat-friendly apartment community. The building includes recreational space amenities including a rear tenant courtyard.
Pedestrian friendly
The apartment community is situated in the Ditmars Steinway enclave of Queens, named for the Steinway & Sons piano factory located there. The dynamic neighborhood features a number of Greek-owned restaurants, small businesses and bakeries.
The property is within 2 miles of four transit or subway stations. LaGuardia Community College, West Cornell Medical College and Marymount Manhattan College are all within about 5 miles. Among the parks and recreational areas serving the community are Astoria Park, Hallets Cove Playground, Socrates Sculpture Park, Thomas Jefferson Park and Randall’s Island Park. LaGuardia Airport and John F. Kennedy International Airport are eight and 21 minutes away respectively by car.
