Extell Development’s Residential Ski Property Sells Out
The community comprises 55 high-end units, part of the Deer Valley East Village expansion project.
Extell Development Co.’s first residential project at its new Deer Valley East Village in Park City, Utah, featuring 55 luxury residences, has sold out. The Residences at Grand Hyatt Deer Valley are located at the new 381-key Grand Hyatt Deer Valley resort.
The luxury hotel marks the debut of the Grand Hyatt brand in Utah. The resort, which includes more than 60,000 square feet of conference, dining and entertainment spaces, is set to being operating in November, in time for the opening of the 2024-2025 ski season.
Luxury real estate brokerage Summit Sotheby’s International Realty partnered with Extell to market the 55 residential units at the new property. The high-end residences have a mix of one-, two-, three- and four-bedroom floorplans and range in size from 772 to 3,360 square feet. The four-bedroom residences also have outdoor space ranging from 675 to 1,770 square feet. Residences have views of Wasatch Mountain and Jordanelle Reservoir.
Units have full-service kitchens including refrigerators, ovens, stovetops and dishwashers, plus cookware, dishes and flatware. Other features include in-unit washers and dryers and complimentary Wi-Fi. Residents can also take advantage of the hotel amenities including daily housekeeping, concierge service, room service and onsite restaurants, bars and a coffee shop, as well as an outdoor pool and hot tubs, a kids club and electric vehicle charging. Renowned Chef Marc Marrone will helm one of the dining options, an American brasserie. There will also be a live music venue and a family-friendly Après Living Room.
Deer Valley East Village is situated 40 minutes from Salt Lake City International Airport. Last week, the International Olympic Committee announced Salt Lake City will host the Winter Olympics in 2034.
Resort expansion
Extell has various luxury residential, retail and hotel projects in the pipeline. The new Deer Valley East Village will anchor a 3,700-acre mountain expansion announced nearly a year ago by Extell and Alterra Mountain Co., owner of the Deer Valley Resort. Under the agreement, Extell’s Mayflower Mountain Resort plans were combined with Deer Valley Resort to create what has been called the largest ski resort expansion in history. Deer Valley East Village will provide a modern base and gateway to the expanded ski terrain, which will more than double the size of the resort and will make it one of the largest ski resorts in North America.
Other developers are also active in the region. In February, a joint venture led by East West Partners obtained $50.9 million in construction financing for The Helen, a 19-unit ski-resort luxury condominium project in Park City. It will be the second phase of Founders Place, a three-part project totaling 78 for-sale units in four buildings located on 30 acres. The residences will have floor-to-ceiling windows with views of the Deer Valley Resort.
Other Extell assets
In New York, Extell and partner Tennor Holding topped off 50 West 66 Street, a 69-story, 127-unit luxury condominium tower on Manhattan’s Upper West Side in February. The 775-foot-tall residential skyscraper, located between Lincoln Center for the Performing Arts and Central Park, is set for completion in 2026. Lendlease, the construction manager for the development, also worked with Extell on several iconic New York projects, including Central Park Tower, a 1.2 million-square-foot luxury high-rise completed in 2022 that is the tallest residential building in the world, and One57, a hotel and condo building that opened in 2015.
