Exclusive: Daiwa, Trammell Crow Close Downtown Houston Deal

The companies regularly team up for construction projects.

Daiwa House Group has acquired Parkside Residences, a 309-unit luxury asset in Houston, from Trammell Crow Co.’s High Street Residential, according to Yardi Matrix data. The buyer self-funded the purchase with a $85.2 million loan.

While TCC and Daiwa teamed up for the development of this project in 2019, it is not clear whether TCC still holds a minority stake in Parkside Residences following this deal. The firm declined to disclose any details to Multi-Housing News.

In fact, Daiwa and TCC have shaken hands on several Houston multifamily projects in recent years. One of them was Residences at Kingwood, a 289-unit community in Humble, Texas, that came online in 2024.

The same year, the joint venture topped out Rone Residences, a 209-unit development in Houston’s River Oaks neighborhood, with completion following in 2025.

Parkside Residences, up close

Construction kicked off in 2020, backed by an $86.5 million note issued by Sumitomo Mitsui Bank, the data provider shows. With Ziegler Cooper Architects as the project’s architect and Andres Construction as general contractor, the building came online three years later.

Parkside Residences encompasses studio and one- to three-bedroom floorplans as well as penthouse layouts averaging 1,203 square feet. Community amenities include a work-from-home center, rooftop swimming pool and observation deck, among other features.

Located at 808 Crawford St., the 43-story tower is in downtown Houston, several blocks away from Discovery Green and Daikin Park.

The downtown submarket topped Houston’s multifamily transaction activity charts in 2025, accounting for $410 million of the $3.4 billion registered across the metro, according to a Yardi Matrix report. Investment had improved throughout the market, growing 32.2 percent year-over-year.

Several of these high-profile trades involved Hasta Capital. Last year, the company acquired the 274-unit Aris Market Square and The Star, a 286-unit community, both within walking distance of Parkside.
