Erickson Senior Living Begins DC Community Expansion

The project is slated for completion in 2025.

Erickson Senior Living has begun the construction of Orchard Terrace, a 109-unit expansion of Ashby Ponds, a senior living community in Ashburn, Va. The project architect is SFCS Architects, while Davis Construction serves as general contractor. Delivery is expected next year.

Currently, Ashby Ponds is an independent living community. Orchard Terrace will add assisted living and memory care units to the property, giving its residents the possibility of continuum care.  

Upon completion, Orchard Terrace will be a four-story building with studio, one- and two-bedroom floorplans. Shared amenities are to include activity and programming spaces, family kitchens, living rooms, a library, a fitness room and outdoor spaces, among others.  

Located at 44815 Audubon Square, Ashby Ponds is within 3 miles of several retail options, including a Walmart Supercenter and a Target store. The Dulles International Airport is some 10 miles away and downtown Washington, D.C., is 30 miles east. 

According to the 2024 Seniors Housing Outlook by Walker & Dunlop, though the sector’s operational performance hasn’t fully returned to pre-COVID levels, it has shown improvement this year. However, development slowed down, which could lead to a supply-and-demand challenge.
