The Flats at EVODraper and Kramer Inc. has opened The Flats at EVO, 46 townhome-inspired rental apartments in the St. Louis suburb of Richmond Heights, Mo.

This marks the second phase of EVO, a multi-phase rental development that also consists of an adjacent four-story, 281-unit apartment community that opened last year.

“The Flats at EVO are unique to the St Louis market as a rental community inspired by townhome living,” Michael Lojas, Draper and Kramer’s director of marketing and leasing, told MHN. “These residences offer ample privacy, attached garages and large open floor plans, along with the benefit of full access to a suite of upscale amenities that are available as part of the overall EVO community.”

Located at 9015 Eager Road, The Flats at EVO features four two- and three-story buildings, each with about 12 single-level residences. The units include one-, two- and three-bedroom plans ranging from 764 to 1,465 square feet, each with its own private entrance and an attached one- or two-car garage.

Floor plans at The Flats have an open layout with island kitchens overlooking the living space. Units also feature a private balcony or patio, full in-unit laundry room and large walk-in closets.

Amenities include an 1,100-square-foot, 24-hour fitness room; a yoga/spin studio where complimentary fitness programming with trainers will be offered; a catering kitchen; business center; and a dog/pet spa with two pet-washing station. Other amenities include a heated outdoor saltwater pool, a pool deck that features private cabanas and outdoor kitchen prep areas with gas grills.

The Flats at EVO also offer an indoor rooftop sky deck with lounge areas and a bar surrounded by windows showcasing views of the St. Louis Arch.

“We’ve created comfortable individual apartments at The Flats at EVO, with spacious layouts, plentiful natural light, in-unit laundry rooms, and private patios or front porches, per plan,” Lojas said. “Plus, residents at The Flats at EVO share access to all the amenities at the neighboring four-story EVO complex, including a heated outdoor saltwater pool with a pool deck featuring private cabanas and outdoor kitchen areas with gas grills.”

The property is located approximately 10 miles from downtown St. Louis and neighbors the popular suburb of Clayton. There’s numerous bike trails and outdoor spaces nearby, as well as Whole Foods and Trader Joe’s, shopping at the Galleria Mall and the Promenade at Brentwood.

“Richmond Heights is a great area that has so much to offer in the way of shopping, dining and recreation, convenient access to downtown St. Louis, and proximity to the popular suburb of Clayton,” Lojas said. “That makes The Flats at EVO extremely appealing to a wide variety of renters—including those seeking to move to the area, as well as current residents looking to stay in the area and find a rental option where they don’t have to worry about the upkeep and maintenance that comes with owning a home.”
