Douglaston, Hampton Group Land $97M Refi for Senior Housing Portfolio

JLL arranged the financing for the properties in this Sun Belt state.

Douglaston Development and The Hampton Group have refinanced a five-community, 971-unit senior housing portfolio in Arizona for $96.5 million in a deal arranged by JLL.

The portfolio is located in the Phoenix, Mesa, Sedona and Chandler areas, where the population of residents 75 years and older represents almost 20 percent of those living in the region. The properties were renovated between 2021 and 2024 and consist of 510 independent living units, 339 assisted living units and 122 memory care units.

The JLL Capital Markets Debt Advisory team working on behalf of the borrowers was led by Senior Director Alanna Ellis, Senior Managing Director Brad Miner and Associate Ace Sudah.

  • Canyon Winds is an independent living campus located at 2851 N. Boulder Canyon in Mesa. The assisted living facility is at 7311 E. Oasis St. in Mesa.
  • Chapparal Winds is an independent living property situated at 16617 N. West Point Parkway, Surprise, Ariz.. Assisted living is located at 16623 N. West Point Parkway, Surprise.
  • Desert Winds independent living is located at 20554 N. 101st Ave., Peoria, Ariz., while the assisted living is at 20545 N. Lake Pleasant Road, Peoria.
  • Sedona Winds’ independent living is found at 405 Jacks Canyon Road, Sedona. Assisted living is situated at 475 Jacks Canyon Road, Sedona.
  • Ventana Winds is located at 405 Jacks Canyon Road, Youngtown, Ariz.

Development-focused

Formed in 1998, The Hampton Group is a Scottsdale, Ariz.,-based development firm focused on building, owning and managing income properties throughout Arizona including senior living communities, multifamily properties, master-planned projects and office buildings.

Douglaston Development, based in New York City, has been active across a wide range of development types including mixed-use, high-rise luxury rentals and condominiums, affordable housing and senior housing.

In July, Douglaston Development secured construction financing for the $190 million second phase of its mixed-use project providing 277 units of affordable housing next to the New York Botanical Garden in the Bronx, N.Y. The 12-story, 250,000-square-foot building at 2826 Webster Ave. is the second phase of an affordable housing development that also includes 188 units of senior housing at 2850 Webster Ave. Both phases of the development are located on a more than 1-acre parcel of land owned by the NYBG.
