Douglas Emmett Clinches $1B Refi for 9-Property Portfolio
The firm landed the funds ahead of its remaining loan maturities for this year.

In multiple transactions over the course of 2025, Douglas Emmett has obtained $1.1 billion in loan proceeds to refinance nine multifamily properties totaling 3,099 units.
The refinancings were executed through the Fannie Mae DUS program by a Walker & Dunlop Multifamily Finance team headed by senior managing director Allan Edelson. According to Douglas Emmett, the refinancing replaced $550 million for four previous loans that were set to mature in 2027, and $380 million for three loans maturing in 2029.

The Los Angeles standout
Among the properties to be refinanced was The Landmark Residences, a 712-unit apartment community located in Los Angeles. The debt encumbering The Landmark Residences has been repaid and the property added to Douglas Emmett’s pool of unencumbered assets. According to Yardi Matrix data, the property was subject to a $210 million CMBS loan provided by Fannie Mae that was set to mature in 2027.
The Landmark Residences, located at 11728 Wilshire Boulevard in Los Angeles was built between 1958 and 1961, and at its opening was described as the largest privately-developed apartment community in the western region of the U.S.
The 25-story steel frame property’s 116 studio, 380 one-bedroom and 216 two-bedroom apartments range in size from 500 to 1,200 square feet. The apartment community was 99.2 percent occupied at the time of the transaction.

Features of the residences include microwave ovens in all units, high-speed internet access as well as unit-specific heat and air conditioning. Common-area amenities include a fitness center, business center, tennis and pickleball courts as well as a swimming pool, covered parking, laundry facilities and outside storage.
The community is situated within a 10-minute walk of three shopping centers, and within a 15-minute drive of five parks and recreational settings. Three hospitals are within a five- to six-minute drive. Los Angeles International Airport is 17 minutes away by car.
