Demolition Wraps on NY Senior Housing

The Yonkers project is part of a larger redevelopment.

Mulford Corp., The Community Builders and the Yonkers Housing Authority have wrapped up the demolition of a site in Yonkers, N.Y., set to be a 92-unit senior housing community. Willow at Ridgeway will take the place of what was previously the Cottage Place Gardens.

Located at 23 Bishop W.J. Walls Place, the building will rise on a site that was previously abandoned. Prior to its demolition, all aspects of Cottage Garden were originally built in the 1940s. Willow at Ridgeway will promote affordable housing for aging seniors, referred by the Yonkers Housing Authority Section 8 waitlist.

Once completed the property will feature a fitness center, a resident terrace on the seventh floor fit with a solar canopy, a community room and laundry rooms on each floor. Unit amenities will include Energy STAR appliances, free Wi-Fi and electric ranges. Residents will have access to on-site property management, resident services and programming opportunities and maintenance.

Willow at Ridgeway will stand at eight stories. It will include one- and two-bedroom units, at 550 and 800 square feet respectively. The community will feature 31 units for residents at or below 30 percent of the Area Median Income; 29 households for those at or below 50 percent of the AMI; and 32 homes reserved for those at or below 60 percent AMI.

Residents will be nearby the Yonkers Public Library, the Waterfront District, the Hudson River Museum and various modes of public transit.

The construction of Willow at Ridgeway is part of a larger redevelopment. Older buildings in the Cottage Place Gardens have also been redeveloped into projects including the School House Terrance, The Villas and 188 Warburton. The Villas at Ridgeway and 188 Warburton also feature Energy Star-certified amenities.

Funding for the construction of the new building and the demolition of the previous housing is being provided by the NYS Homes and Community Renewal; State of New York Mortgage Agency; NYS Department of Environmental Conservation; NYS Empire State Development; RBC Community Investments, LLC; The Bank of New York Mellon; Westchester County; City of Yonkers, Yonkers Housing Authority and Community Capital New York.

Also nearby, a 317-unit affordable community recently secured refinancing. Cromwell Towers, located within walking distance of downtown Yonkers, was completed in 1974 and rises 15 stories. The community is subject to a new contract set to provide Section 8 vouchers for 99 percent of its units.
