In addition, American Properties Realty, the Iselin, N.J.-based developer of Bellaire, has created direct mailers in Korean.“When we developed Bellaire, the first thing that we looked at is that Bergen County (where Demarest is located) has the largest congregation of Korean Americans in the United States,” Paul Csik, vice president of sales and marketing at American Properties Realty, tells MHN. “We knew the Korean market would respond to the Bellaire community due to its privacy, its location, and the finishes and features of its floor plans and residences.”The 34-residence Bellaire is currently over 75 percent sold. Because the Korean virtual tour was recently added to the community’s Web site, there is no tangible way to tell how well it has been received thus far, Csik notes. “I know our overall Web site traffic has increased and potential buyers coming into the sales office have mentioned the virtual tour as a bonus to show their friends and families who do not speak English.”The development offers four models, each with three levels, a 24-ft. domed ceiling, wood-paneled private elevator, mahogany library, bluestone terraces, three fireplaces and a two-car garage. The remaining eight homes are each 6,000 sq. ft. Initially priced up to $2,695,000, the residences are currently being offered at a reduced price of $1,988,000.Located 10 minutes from the George Washington Bridge, the community is easily accessible to Manhattan. “It’s a big benefit. All of our homeowners either work or enjoy New York City socially,” says Csik.
