City View, a 58-unit affordable community in Washington, D.C.’s Ward 8, has received LEED Gold certification. WC Smith delivered the $12 million project in December 2019 following 15 months of construction, backed by $11.3 million in equity from the District’s Department of Housing and Community Development through a 9 percent low-income housing tax credit.
The community’s sustainable features include a roof with solar panels, Energy Star windows and individual HVAC and hot water heater units. Unit kitchens are equipped with low-consumption, stainless-steel appliances.
Located at 2850 Douglass Place SE in the Anacostia neighborhood, the three-story building has studio, one- and two-bedroom units. Floorplans range from 462 to 1,264 square feet, and 52 apartments are reserved for residents earning up to 50 and 60 percent of the area’s median income. These affordable units include permanent supported housing through the District’s Department of Behavioral Health.
The building is some 3 miles south of Capitol Hill and half a mile from the D.C. Metro’s Anacostia station. The asset’s location alongside Suitland Parkway also provides access to Interstate 295. The community is also 4 miles north of another Ward 8 affordable property which received $67 million in financing from The District of Columbia Housing Finance Agency in June.
