CREC JV Sells Las Vegas Skilled Nursing Facility
The transaction marks one of the highest prices per bed in Nevada history.
CREC Real Estate and The Calida Group have sold Coronado Ridge Skilled Nursing and Rehabilitation Center, a 121-bed skilled nursing facility in Henderson, Nev., with the assistance of JLL. The asset traded for $33 million, one of the highest prices per bed for a skilled nursing facility in the state’s history.
Formerly known as Horizon Ridge, the two-story, 68,873-square-foot facility came online in 2017. The property features a spa room, dining areas, interior courtyards, outdoor recreational spaces and approximately 80 parking spaces.
Coronado Ridge provides several medical services such as skilled nursing care, physical and occupational therapy, post-surgical rehabilitation and wound care management. Memory care services, catering to individuals with Alzheimer’s and dementia, are also part of the mix.
Located at 2855 W. Horizon Ridge Parkway on a 2.3-acre site, the property is across from a memory care facility and close to Dignity Health Rehabilitation Hospital. Downtown Henderson is roughly 9 miles away.
JLL Managing Director Mark Wintner worked together with the firm’s Seniors Housing Capital Markets team in arranging this transaction.
The senior housing sector is set for a year of growth, according to Multi-Housing News‘ 2025 outlook, as industry leaders will aim to transform current challenges into opportunities through strategic acquisitions, innovative development and enhanced operational efficiency. Investors are expected to focus primarily on stable or nearly stable properties in major metropolitan areas.
