Contemporary Architecture with an Urban Twist
Inside Mill Creek Residential's newest Virginia development.

Merrifield, Va.—Leasing has begun at Modera Mosaic, the latest apartment community in the Merrifield section of Fairfax County. The announcement was made by multifamily investor and operator Mill Creek Residential.
Featuring 251 apartment homes, Modera Mosaic Apartments represents an important addition to the 31-acre urban development district called Mosaic. Situated near the corner of Gallows Road and Route 29, the district includes two million square feet of shopping, dining, office, hotel and residential space.
The apartments are built within a five-story community atop a ground-floor retail district. An above-grade parking structure will serve residents and shoppers.
Like the rest of Mosaic, Modera Mosaic offers contemporary architecture served up with an urban twist. Studio, one- and two-bedroom apartment homes feature plank-style wood flooring, quartz countertops and full-size washers and dryers.
The community offers a brick-and-metal exterior, residential-grade aluminum windows and hotel-inspired amenities in an open design. Green-building technology is evident in its Energy Star windows, programmable thermostats, low-flow plumbing fixtures and common area energy-efficient lighting.
Among the lifestyle-enhancing amenities of Modera Mosaic are a fitness center, hotel-inspired pool, gas grills for outdoor cooking, private seating areas and a gas fire pit. A clubhouse/cyber café, TV/theater room and a business and conference center round out the array of common-area amenities.
The convenience of Modera Mosaic promises to appeal to prospective renters. Located minutes from the Capital Beltway, within 14 miles of Ronald Reagan Airport and less than 13 miles from downtown Washington, D.C., the community is a half mile away public transit at the Dunn-Loring-Merrifield Metro Station.
The Mosaic district offers a 148-room boutique hotel, the celebrated Angelika Film Center, 73,000 square feet of Class A office space and 51 retailers.
A number of businesses are slated to open in 2015. Among them will be a City Sports, Madewell, Bevello, Iron Chef House and Cherry Blow Dry Bar. Upon its completion, Mosaic is expected to create more than 2,000 new jobs and welcome 12 million pedestrian visitors yearly.
The EDENS development will give residents a transit friendly, walkable lifestyle in one of the country’s best-educated, most affluent counties. The district’s townhome values have tallied a 20-percent year-over-year increase since 2013.
