Construction Underway on IL Student Housing
After acquiring the site back in 2017, Gilbane Development Co. started work on the 538-bed community located close to the University of Illinois Urbana-Champaign.

Gilbane Development Co. has begun work on Octave, a 538-bed student housing community in Champaign, Ill. The property will serve students at the University of Illinois Urbana-Champaign and is slated to open in summer 2019. According to Peoria Public Radio, the company acquired the site in 2017 for $6.8 million.
Located at 210 S. Fourth St., Octave will feature one-, two-, three- and four-bedroom units with private bathrooms for each bedroom. Additionally, the units include quartz countertops in the kitchens and bathrooms, washer/dryer, fully equipped kitchens with stainless steel appliances, wood flooring and TVs.
The pet-friendly property will offer a community life program, resident events, roommate matching services and individual by-the-bed leases. The seven-story building will feature common-area amenities such as:
- fitness center
- bike storage
- swimming pool
- hot tub/spa
- rooftop terrace
- business center
- computer lab
- clubhouse/lounge
- game room
- picnic areas
- 20 study rooms
In January, The New York City Housing Authority selected Gilbane Development Co. to develop the first bundle of the total of 17 affordable communities in the Bronx.
