Colliers Brokers Record Sale of West Seattle Community
Completed in 2015 and a 6-mile drive of downtown, the 38-unit asset sold for a record price in the West Seattle area.
An entity associated with John Comick has sold Lofts at the Junction, a 38-unit community in Seattle, to WC Seattle IV SPE LLC, for $9.5 million, according to public records. Colliers International brokered the sale on behalf of the seller, Lofts at The Junction LLC.
The property is located at 4535 44th Ave. S.W., in West Seattle’s Junction, near the California Avenue retail corridor. A mix of retail, entertainment and dining options are easily available in the area. Downtown is roughly a 6-mile drive of the site, while Me-Kwa-Mooks Park is 1.4 miles away.
Built in 2015 and designed by NK Architects, the five-story asset comprises 16,400 square feet, across 36 apartments and two work/live units. Lofts at the Junction features:
- rooftop deck
- washers and dryers in all apartments
- average 336-square-foot units
- tall ceilings
- good natural lighting
The Colliers team, led by Senior Vice President Joe Levin, brokered the transaction, which set a record sale price per rental square foot for a more than 20-unit apartment community in West Seattle. Earlier this year, Colliers brokered two other record sales in Seattle.
“The complex’s SMART design, superior neighborhood location, proximity to West Seattle Transit Center, and short commute times to Downtown Seattle are compelling to renters, and made The Lofts an attractive investment,” said Levin, in a prepared statement.
