College in South Carolina Gets Luxury Student Housing

New student housing is being developed near Coastal Carolina University in Conway, S.C. HighBridge Properties, a real estate advisory and brokerage firm, has been named as the exclusive advisor to market and sell the community.

Conway, S.C.—New student housing is being developed near Coastal Carolina University in Conway, S.C. HighBridge Properties, a real estate advisory and brokerage firm, has been named as the exclusive advisor to market and sell the community.

The property, called Monarch544, will house 440 college students in 128 apartments when completed this July. Monarch544 is located directly across from the South Carolina Highway 544 from the university student recreation center, and will be walking distance from the school’s academic buildings.

“Monarch544 will stand out as the premier off-campus address for Coastal Carolina students for years to come,” Andrew Weddle, principal and managing director of HighBridge Properties, tells MHN. “The combination of the property’s prime location right next to campus, its best-in-class suite of amenities and the university’s strong enrollment growth make this an excellent investment.”

Apartments will consist of two-bedroom/two-bathroom and four-bedroom/four and-a-half-bathroom floor plans. Rooms will contain flat screen televisions, walk-in closets, high-speed Internet connection, in-unit washers and dyers and stainless steel appliances.

When completed, the community will include two four-story residential buildings totally 210,000 square feet and a two-story, 11,000-square-foot clubhouse containing a fitness center, computer room, café, study lounge and game room.

Other amenities will include a pool, volleyball court, parking lot, fire pit and barbeque area.

The community is already more than 50 percent pre-leased. Students will be able to move in before the fall semester.

Monarch544 is being developed by a team involving Monarch Properties, a student-housing developer based in Charlotte, N.C., and Bradley Development Company and Douglas Development, two multifamily developers based near Aynor, S.C. Progress Builders, an affiliate owned by Bradley and Douglas, is the project’s general contractor.
