Atlanta—Closings have already begun at The Residences at W Atlanta Downtown, which re-launched several months ago. Buyers include cash purchasers, plus end-users and people buying second homes.

“The first closing since the re-launch of The Residences at W Atlanta Downtown has taken place,” Uri Vaknin, SVP of business development for The Marketing Directors, the marketing firm for The Residences at W Atlanta, tells MHN. “No one believed that lenders would provide mortgages for buyers at W Atlanta Downtown as it is not Fannie approved. With the incredible value, pricing and specifically The Marketing Directors’ strong lender relationships, several lenders have come to the table to provide incredible financing options for our buyers–which is unheard of in today’s condo market. With the limited inventory of new luxury condos in the intown Atlanta market, The Residences at W Atlanta Downtown is viewed by real estate agents and buyers alike as the best option for a new condo, and particularly the best value. None of the other ‘luxury’ properties can compare when it comes to the finish level of the residences and the unparalleled services W provides. With only 74 homes, buyers see the value of buying in this extraordinary boutique property.”

The building, which was first opened in 2009, is located in downtown Atlanta and includes 237 guestrooms in the hotel and 76 residences. It includes one, two and three-bedroom units, as well as six two-story penthouses. Residents are given access to the hotel amenities, including Whatever/Whenever concierge service; preferred access to Bliss Spa and BLT Steak; fitness rooms; pet services; access to a private helipad; housekeeping; and valet services.

The pricing of units has been changed to reflect the current market conditions. Currently, the pricing for one-bedroom units begins at $199,900, and the pricing for two-bedroom units begins at $299,000.
